Q&A: Leading Houston Realtor Oksana Bogott Offers Insights into the Local Housing Market and Shares 2024 Goals

HAVEN: As we kick off 2024, what are some of your goals for the new year?

Oksana: As I embark on the exciting journey of 2024, I find myself filled with enthusiasm and a strategic vision for the year ahead. In the world of real estate, my foremost objective is to continue my path as a top realtor at Coldwell Banker in the vibrant Houston area. Building on the successes of the past, I am determined to set new benchmarks and elevate the standard of excellence in the industry. One of my primary goals for 2024 is to further increase my expertise and market knowledge. Real estate is a dynamic field and it is important to stay ahead of trends, investment opportunities, and rising neighborhoods. To attain this, I plan to devote time to continuing education and networking within the Houston real estate community. By staying well-educated, I seek to offer my clients insightful advice and ensure their real estate deals and trades are not only successful but also well-aligned with the growing market trends.

Besides increasing my knowledge base about new real estate trends, I am dedicated to using the latest technology to improve my client’s experience and make things smoother. Digital tools play a significant role in real estate trades in the new era. That is why my goal is to use new technologies and tools that accelerate smooth communication, personalized approach to client engagement, and effective property searches. It will not just enhance my service contributions but also add to the reputation of Coldwell Banker as a leader in adopting technological advancements.

Another highlight of the job for me is the opportunity to work with a diverse group of people, including other real estate agents, clients, and service providers. Building relationships and networking are important parts of being a successful realtor, and I really enjoy the social aspect of the job.

HAVEN: Where do you see the market trending in 2024?

Oksana: As we step into 2024, we see the Houston housing market has both opportunities and challenges for sellers and buyers. As per the November 2023 Market Update from the Houston Association of Realtors and insights from Zillow, the Houston housing market is trending towards a buyer-friendly environment. When it comes to single-family home sales in the Houston area, there is a 4.9% increase in sales, marking the first rise since March 2022. However, the 1-year market projection indicates a 2 percent decrease in sales, showing a prospective adjustment period. It is important to note that homes priced between $250,000 and $500,000, the largest segment at 59.8%, experienced an 8.0% year-over-year increase, showcasing strength in this price range.

Zillow’s analysis aligns with a buyer-centric trend, revealing a median sale-to-list ratio of 0.986 and 60.7% of sales under list price. Average home values have decreased by 1.1% over the past year, contributing to a median sale price of $319,333 and a median list price of $355,283. This suggests room for negotiation, presenting opportunities for buyers. With an inventory of 23,047 homes for sale and 6,010 new listings as of November 30, 2023, the market offers a diverse selection for buyers. The brisk pace of transactions, indicated by around 25 days to pending, reflects sustained buyer interest.

On the other hand, Katy and Sugar Land appeal to those desiring a suburban setting with excellent schools and family-friendly amenities.
