DPZ CoDesign played a major role in the establishment of Windsor and is returning to shape the design plan for North Village. The original vision for Windsor centered around enduring architecture and landscape design that embraces its tropical and unspoiled surroundings. The development of North Village will expand upon this foundation, retaining Windsor’s overall aesthetic while emphasizing sustainability, walkability, wellness, and a tight-knit atmosphere.

Encompassing 47 acres along the Indian River Lagoon, with 34 homesites and six row houses, North Village is now open for sales. Comprising 26.5 acres of natural area and 9.7 acres of lake and estuary, this luxurious neighborhood promises residents exquisite views.
To align with the community’s sustainability standards, all homes within the North Village will be required to reach a level of certification through the Passive House Institute US (Phius) program. North Village is currently taking steps to ensure that the community meets its intended objectives. To achieve this, landscape and environmental design experts Dept., Edwina von Gal, Beth Dowdle, and Farr Associates will play a crucial role in shaping the design plan.
To promote wellness and cultivate an engaging, social environment, North Village will provide spacious accommodations, providing residents with opportunities to mingle, along with a 12,620-square-foot fitness and wellness center. Residents of North Village will be able to enjoy spa treatments, engage in cardio activities, savor offerings from a juice bar, and partake in strength and flexibility training. And green spaces, scenic trails, fire pits, a kayak launch, and various other amenities further contribute to realizing this vision.
All these initiatives will be carefully designed to seamlessly align with the charm, comfort, and culture that define the essence of Windsor.
