Oklahoma is a state with plenty of appeal for real estate buyers. From vast natural areas to friendly communities, Oklahoma’s diverse offerings make it one of the best states to live in the U.S. Spring is when Oklahoma residents go outside to enjoy warmer temperatures and a time of fun and celebration. Let’s look at things to do and real estate trends in Oklahoma this spring.

Enjoy Oklahoma’s Beautiful Nature

Oklahoma is a state famed for its picturesque scenery, which consists of mountain ranges, waterfalls, and valleys filled with mesas. Oklahoma’s beauty is apparent every season, but the bright colors of spring make it an unmatched time to be in the Sooner State. While Oklahoma’s spring seasons tend to bring some powerful rainstorms and tornadoes, spring in Oklahoma is also known to bring mild temperatures and blooming flora and fauna, making it ideal for outdoor exploration.

Experiencing Oklahoma’s outdoor settings by taking a stroll or a hike is an idyllic way to spend a spring day. Roman Nose State Park has tranquil waterfalls and blossoming wildflowers, and Black Mesa Summit Trail leads to Oklahoma’s highest point, where New Mexico and Colorado are visible in the distance.

Visit Scenic and Welcoming Communities

Oklahoma’s communities, which range from charming small towns to bustling cities, attract a wide range of people seeking a new home. Bartlesville is a pleasant city home to just under 50,000. It has a famed tower designed by Frank Lloyd Wright, busy shopping districts, and natural scenery, including trails, lakes, and extensive parks perfect for spring. Shawnee is a historic city that has served as an important agricultural hub for over a century. It has excellent fresh-food dining options and a lovely downtown. Allen is a quiet town home to less than 1,000 residents. It is immersed in beautiful natural settings, with scenic forests, lakes, and rivers around the community.

Afton is another tiny Oklahoma community with roughly 1,000 residents. Its history dates back over a century and is a water lover’s paradise due to the nearby Grand Lake o’ the Cherokees, which has 1,300 miles of shoreline. Hinton is a community home to around 3,000 residents. It has a well-preserved downtown with delightful local businesses to browse, and it hosts an annual fair that brings out the whole town.

Home Prices Are Relatively Low, but May Rise Soon

Oklahoma offers a unique selling point with its highly affordable real estate market. At all points of the year, purchasing a home in Oklahoma is an accessible option for buyers with many different budgets, and whether looking in a small town or a big city, there are plenty of appealing homes available for prices below the national average.

In January 2023, the median sales price of a home in Oklahoma was $230,000, according to Redfin. This is below the peak median sales price over the past year, which is from the summer of 2022, and residences in Oklahoma tend to get more expensive as the weather is warmer. For buyers seeking a move to the Sooner State, purchasing a home before spring kicks into full gear is a great decision.
