1. Covington, Louisiana

Located along the scenic Tchefuncte River, Covington has an eclectic and welcoming ambiance with tree-lined streets and a tight-knit community. Its historic and vibrant downtown area comprises art galleries, exceptional restaurants, and quaint boutiques lining Columbia Street and Lee Lane. 

Redfin reported that Covington’s real estate market saw a 37.1% year-over-year increase in home prices in April, with the median sale price at $425,000. At the time, the market was reasonably competitive, with homes typically spending about 81 days on the market.

2. Bentonville, Arkansas

Known as the hometown of Walmart, Bentonville exudes a small-town charm. Downtown’s Bentonville Square serves as the heart of the community, encompassing public art installations, fine dining establishments, farmers markets, and live events. 

The real estate market in Bentonville is extremely competitive, with the median sale price of a home just over $500,000, per April Redfin data. Approximately 14.7% of residential properties sold above the asking price, with in-demand homes going pending within about two days.

3. Texarkana, Arkansas

Straddling Arkansas and Texas, Texarkana presents a lively downtown area. Every second Friday of the month, downtown businesses extend their hours as Texarkana hosts Downtown Live, a family-friendly event showcasing artists, live music, and more.  

In April, Redfin reported a moderately competitive real estate market with a median home sale price of approximately $208,000. While 25% of homes are sold above the initial asking price, the average property typically sold for 4% below the original listing price. 

4. Eureka Springs, Arkansas

Celebrated for its captivating Victorian architecture, Eureka Springs has a unique and picturesque appeal amid the lush scenery of the Ozarks. Downtown’s Main Street offers walking tours and delightful carriage rides showcasing the area’s dynamic array of gourmet restaurants and art galleries. 

In April, Redfin showed the median sale price of a home was $399,000, with some properties attracting multiple offers. While the real estate market is moderately competitive, about 5.5% of residences sold below the original asking price.

5. St. Francisville, Louisiana

The heart of St. Francisville is at its bustling downtown Main Street, home to a rich culinary scene, cultural attractions, music festivals, recreational tours, and more. With a population of approximately 1,530, St. Francisville is a tight-knit community. 

The real estate market in St. Francisville is moderately competitive, with a median home sale price of $385,000, according to Redfin’s March report. Residential homes may garner multiple offers, though in March they were typically bought at 5% below the original asking rate.
