Austin has long been one of the hottest markets in the U.S. In recent years, the city has experienced rapid economic and population growth, attracting people from across the country with its job opportunities, vibrant culture, and scenery. New developments frequently appear across the city, offering appealing residential options in prime locations. Now, construction has begun on Sixth&Blanco, a striking new landmark development with a distinctive design that is set to enhance the Austin skyline.

Sixth&Blanco is the result of a collaboration between two Austin-based enterprises: Riverside, a real estate investment firm, and MML Hospitality, a renowned hospitality company. The mixed-use project spans 1.6 acres at the intersection of West Sixth Street and Blanco Street. It will be the first project in Texas designed by Swiss architectural firm Herzog & de Meuron, featuring a brick and wood facade that aligns with the local architectural fabric. Its prefabricated mass timber and concrete structure is designed to reduce environmental impact compared to all-concrete buildings. Passive cooling, rainwater collection, and solar energy contribute to the building’s sustainability, while outdoor spaces and shading reduce cooling loads.

The development exemplifies the appeal of mixed-use living, creating a vibrant cultural hub in one of Austin’s most walkable neighborhoods. Once completed, Sixth&Blanco will house high-end shops, award-winning dining destinations, an art gallery, and a 57-key luxury hotel operated by MML. The top two floors of the five-story building will feature private residences.

With just ten exclusive residences, the project offers a boutique, ultra-luxury living experience that will set a new standard for Austin’s luxury market. These units average over 4,600 square feet and start at $10 million.

Each residence will include private terraces, soaring ceilings, lush landscaping, and a private cocktail pool, offering a level of sophistication and space rarely seen in Austin’s condo market. Their expansive indoor-outdoor living spaces surpass the typical balcony setups found in many other developments, making them more akin to luxurious homes than traditional condos.

Residents of Sixth&Blanco will also have access to a range of high-end amenities, including an MML-operated club with a restaurant, a lounge, a screening room, and wine storage, as well as a spa, a bathhouse, a hotel pool, a gym, and event spaces. Also, residents will be able to enjoy the hotel’s amenities, such as a fitness center, a pool, concierge services, a banquet, and an event space.

The retail offerings will further elevate the lifestyle experience, with over 50,000 square feet of new high-end retail space spanning the first two levels. MML Hospitality, known for its award-winning restaurants, hotels, and retail brands, will partner with local enterprises to bring top-tier dining, shopping, and entertainment to the area.

Another key selling point is the building’s prime location. Just a short walk from Lady Bird Lake, Sixth&Blanco is surrounded by outdoor attractions and some of Austin’s best shopping and dining spots. Nearby favorites include Clark’s Oyster Bar, Rosie’s Wine Bar, Elle’s Boutique, and Lora Reynolds Gallery.

When completed, Sixth&Blanco is poised to become one of Austin’s signature mixed-use developments. 50% of the private residences are already committed, and delivery is expected in Q2 of 2027.
